Ashfield Community Action Group is presenting the
following concerns regarding planning application
V/2024/0637. These arguments express the objections
raised by residents and should be considered alongside
the application's supporting documents and relevant
planning policies.
01
Biodiversity and natural habitat
Residents report that the former allotment land
has developed naturally occurring vegetation and
wildlife habitat over a number of years.
Concerns include potential harm to birds, bats,
small mammals and ecological connectivity,
together with whether the proposed development
can demonstrate appropriate biodiversity
protection and measurable net gain.
Residents also seek scrutiny of any vegetation
clearance already undertaken and the ecological
evidence supporting the application.
02
Community infrastructure and healthcare
Residents are concerned about the cumulative
effects of additional households on healthcare,
education and other local services.
The application should demonstrate that the
existing and planned infrastructure can
accommodate the development, and identify
any necessary and legally justified mitigation.
Particular attention is requested regarding
evidence of available local service capacity
and any proposed planning obligations.
03
Highway safety and traffic
The proposal raises concerns about additional
vehicle movements on Diamond Avenue and the
proposed arrangements for accessing the site.
Residents request careful assessment of
junction visibility, traffic capacity,
pedestrian safety and the possible effects
of congestion during peak periods.
Any conclusions should be supported by
appropriate transport evidence and
consultation with the highway authority.
04
Loss of green space and local amenity
The site has remained an area of open land
within the local environment, and residents
consider its green character and ecological
contribution important to the neighbourhood.
Development would permanently alter this space.
Residents therefore request consideration
of its history, planning status, landscape
value and the relationship between the
proposed housing density and surrounding
properties.
The legal status and historical use of the
land should be established from relevant
documentary evidence.
Our request
Ashfield Community Action Group asks that these
concerns receive thorough consideration, with
particular attention to the submitted evidence,
relevant planning policies and any outstanding
statutory or procedural requirements.
The group's position is that the proposed
development should not proceed without these
matters being properly addressed.
